Some counties publish a figure. Some publish a table by elevation. Some publish nothing at all and hand you the study.

Published county criteria run from roughly 43 pounds per square foot in Colorado Springs to 160 psf at 9,000 feet in Larimer County — and Larimer’s own table climbs from 55 to 160 psf inside a single county, because the variable is elevation, and a Colorado ZIP code can span thousands of vertical feet.

Colorado is one of the few states in this series above the national average, and you deserve the honest reason rather than a shrug. Three things:

  • The foundation is a bigger engineering problem here than almost anywhere. Expansive clay is covered further down, and it drives design and cost on the exact line item that varies by state.
  • Frost depth varies and can be deep. Published county requirements range from around 30 inches on the Front Range to 48 inches in mountain counties — and in at least one county the required depth is whatever the geotechnical report says it is.
  • Mountain work is a different job. Shorter season, harder access, longer hauls, and a smaller pool of crews.

The mountain counties run well above this table, and the table should be read as holding for the Front Range and the plains rather than for the state as a whole. If your parcel is above about 7,500 feet, treat these figures as a floor.

What does not change is the kit price. Steel costs what steel costs in Colorado, which means the lever available to you is exactly the one available to a Texas buyer — buy the building direct and manage the site work.

The Snow Load Question You Must Settle Before You Sign

This is the most expensive mistake available in Colorado, and it is entirely preventable with two phone calls.

There is no state snow load map to check. Counties publish wildly different things:

  • Colorado Springs and El Paso County publish clean numbers: 43 psf ground snow below 7,000 feet, 57 psf at or above it.
  • Larimer County publishes a table by ground elevation — 55 psf at 5,000 feet, 70 at 6,000, 80 at 6,500, 95 at 7,000, 110 at 8,000, and 160 at 9,000 — with interpolation between them, and above 10,000 feet it sends you to the engineering study.
  • Gunnison and Eagle counties publish no single number at all. They point you at the study for your specific site, and Eagle applies whichever of two methods produces the more restrictive loading.
  • Some counties publish a table and label it “a general guide only.”

Roughly 43 psf in Colorado Springs against 160 psf at 9,000 feet in Larimer. That is nearly a 4x range statewide, and a 3x range inside one county’s own published table.

How this goes wrong, in order

  1. You pay a deposit — commonly 20% to 50% — against a signed order.
  2. The order releases to engineering. Steel gets detailed or ordered.
  3. You or your contractor submit for permit.
  4. Plan review rejects it. The sealed calculations do not carry the county’s adopted snow load.
  5. Re-engineering at this point is a change order at current steel pricing, not a correction.
  6. And the foundation changes too, because the frame reactions changed — and in Colorado that foundation was already the expensive part.

Step 5 is worse than it sounds for a specific reason: slabs often get poured while the kit is in fabrication. Anchor bolts may already be set to a plan that no longer applies.

Why Colorado specifically

  • There is no state number to check. Even a diligent buyer cannot look it up.
  • The variable is elevation, and nobody asks for it. Suppliers ask for a ZIP code. Counties determine elevation from a survey plat, a USGS map or GPS coordinates.
  • Some counties stack conservatism on top — taking the more restrictive of two methods, or applying a multiplier to the study’s values.
  • And in a county with no building code, there is no plan review to catch it at all. You simply own an under-designed building until a heavy winter finds out.

The instruction

Get your site’s exact ground elevation. Call your county building department and ask for its adopted ground snow load at that elevation. Put that number, in writing, on the purchase order.

Do not accept “Colorado” as an answer to a snow load question. If a salesperson gives you a number without asking your elevation, they have guessed.

Wind, and a number that is not a typo

Most of Colorado is unremarkable for wind — 115 mph ultimate design speed in the mountain counties that publish it, 130 mph for ordinary buildings in the Colorado Springs region.

Larimer County’s published range is 115 to 225 mph.

That is correct. High-elevation sites and canyon mouths along the Front Range sit in special wind regions exposed to downslope windstorms, and the design wind speed there is in a different category from anything else in this series. A stock building priced at 115 mph is not in the same conversation.

Seismic does not govern in Colorado. Design Category B across the populated parts of the state. Snow is what designs your building.

No Statewide Building Code — and Three State Requirements That Reach You Anyway

Colorado has no statewide building code for private construction. The Office of the State Architect says so directly. Counties may adopt a building code, and it is entirely their choice — and a county code applies only inside an area the commissioners formally designate, so a county can have a code covering part of its unincorporated land and not the rest.

Sixteen Colorado counties have no building department at all, according to the state’s own published list: Baca, Cheyenne, Costilla, Crowley, Custer, Delta, Dolores, Kit Carson, Mineral, Montezuma, Phillips, Prowers, Saguache, Sedgwick, Washington and Yuma. Montezuma is a partial case — it requires permits but does not issue certificates of occupancy or enforce residential building codes.

But “no building code” has stopped meaning “nothing applies,” and that change is recent. Three state-level requirements now reach ordinary private construction.

1. State electrical and plumbing permits reach counties with no building code

This is the one that catches people, and it works the same way Kentucky’s does while arriving from the opposite direction.

Colorado requires a state electrical permit before any electrical installation begins, and the state’s authority is displaced only where the local building department meets the state’s minimum standards. Where there is no local building department, the state has it.

Saguache County — one of the sixteen — says it in its own words: “Saguache County does not have building codes, however, electrical, gas and plumbing permits are required per the State of Colorado.”

And note the second half of Saguache’s position: it still requires a county land use or construction permit for built structures, prebuilt structures, storage containers, temporary structures and greenhouses, regardless of size. “No building code” is not the same as “no permit.”

Ask both questions separately: does the county have a building code, and does it require a land use or construction permit? The answers are frequently different.

2. The Colorado Wildfire Resiliency Code

This is new, it is statewide in reach, and most buyers have not heard of it.

Colorado adopted a state minimum wildfire code applying to new construction and significant exterior alterations within the Wildland-Urban Interface, effective July 2025, with a local adoption deadline of April 1, 2026. An attempt to push that deadline back a year failed in committee. The code sets two hazard classes — a lower-intensity class and a moderate-to-high class that adds requirements on top — mapped by the state, with locally adapted maps permitted.

And the exemptions are genuinely favorable to a metal building buyer, which is worth knowing before anyone tells you otherwise:

  • Accessory and utility structures located 50 feet or more from occupiable or habitable space are exempt.
  • Agricultural buildings are treated as a utility occupancy and exempt on the same 50-foot test.
  • Also exempt: one-story detached accessory structures under 120 square feet sited at least 10 feet from occupiable structures, and 35-acre parcels carrying only one residential structure.

So a detached 40×60 shop sited 50 or more feet from the house is very likely outside this code even inside the wildfire interface. A barndominium is not — it is habitable space, and it is in.

If you are in the interface and building a shop, the siting decision is a compliance decision. Fifty feet is not a large distance on acreage, and moving the building is free at the planning stage.

3. Energy codes, and why they may not touch you

Colorado’s energy code requirement is a trigger, not a calendar. It binds jurisdictions that have a building code, and only when they next adopt or update one — and “building code” is defined broadly enough that updating a mechanical or plumbing code sets it off. The state’s model low energy and carbon code became the minimum in July 2026.

A county with no building code is not pulled in. If your county has one, ask which energy code edition applies before you specify insulation, because it may have moved recently.

Where Steel Genuinely Helps in the Wildfire Interface — and Where It Does Not

Metal building companies oversell this, so here is the accurate version.

Steel siding and standing-seam steel roofing are noncombustible, and Colorado’s wildfire code is built around noncombustible compliance pathways. That is a real, substantive advantage, and it is one of the few places in this series where the product itself is the answer to a code requirement rather than just compliant with one.

But “it’s metal” is not the compliance argument, and submitting it as one will not work.

The code regulates the assembly, not the material. That means the substrate behind the panel, the eave and soffit detail, the gap between the roof panel and the deck, and every vent in the building. Roof coverings and assemblies must be Class A under the standard fire tests. At least one Colorado county requires applicants to provide the manufacturer’s documentation and demonstrate specifically that the proposed siding meets the code’s criteria — a manufacturer’s marketing sheet is not that.

Ask your supplier for the tested assembly documentation, not a statement that the panels are steel. If they cannot produce it, that tells you something.

Defensible space constrains your site, not just your building

This surprises people who bought a mountain lot for the trees.

The code’s defensible space requirements reach out from the structure: the first five feet must be noncombustible hard surface — rock, gravel, sand, concrete, bare earth or pavers. Tree crowns extending within ten feet of a structure get pruned back. In the outer zone, tree crowns are spaced six to ten feet apart.

Some of those trees are coming out. Better to know that before closing on the lot than after.

Expansive Soils: The Thing That Actually Breaks Colorado Buildings

If you take one technical point from this page, take this one.

The Colorado Geological Survey describes expansive soil as the state’s most significant geologic hazard, and puts annual losses greater than those of tornadoes, floods, earthquakes and hurricanes combined. Bentonite and montmorillonite clays underlie many of the populated parts of Colorado, and because the population concentrates in the valleys and plains where those clays occur, most buildings in the state sit on potentially expansive ground.

Here is the number. These clays can expand up to 20% by volume when they take on water, and can exert a force of up to 30,000 pounds per square foot.

Set that against how a metal building foundation is normally designed. A typical allowable soil bearing assumption is 2,000 to 3,000 psf. The governing load on a Colorado slab is frequently not the weight of the building pressing down. It is the soil pushing up — an order of magnitude harder.

That single comparison explains a Colorado foundation quote better than any amount of prose, and it explains why a slab detail drawn for Texas is not conservative here. It is simply the wrong design.

What the law actually requires, because this gets misstated constantly

You will see it written that Colorado law requires a soils report. That is not accurate, and believing it can leave you unprotected.

Colorado does have a soils statute. It is a consumer disclosure duty: a developer or builder selling a new residence must give the purchaser a summary of the soil and hazard analysis and site recommendations at least fourteen days before closing, along with published material on expansive soils where the potential exists. There is a modest civil penalty for failing to do so.

Two consequences follow, and both matter to this audience:

  • It reaches a barndominium built for sale. It does not reach a shop, a barn, a warehouse or a riding arena.
  • It expressly does not apply to an individual constructing a residence for their own use — which describes most of the people reading this page.

So do not rely on it. Where a genuine requirement to investigate exists, it comes from the locally adopted building code, not from the disclosure statute. And in a county with no building code, it does not exist at all.

What to actually do

Pay for a geotechnical investigation before you design the foundation. On any building of consequence in Colorado this is not optional in any practical sense, whatever the paperwork says. The Geological Survey’s own position is that only a competent soil engineer and engineering geologist should be relied on to identify this hazard.

Two further notes:

  • The foundation design follows the soils report, not the other way round. Get the investigation before the slab is drawn, not after.
  • In at least one Colorado county, the required frost depth is itself set by the geotechnical report, and residential footing and foundation details must be wet-stamped by a Colorado-licensed architect or engineer. The soils work is not a formality to be got out of the way.

The Agricultural Exemption Is Narrower Than You Think

Colorado’s building code exemption covers buildings “used for the sole purpose of providing shelter for agricultural implements, farm products, livestock, or poultry.”

Three limits, and each of them catches people:

1. “Sole purpose” means sole purpose. A shop bay for the ranch truck. An office in the corner. A tack room with a bathroom. Personal vehicle storage. Any one of those breaks it.

2. The four categories are the whole list. Implements, farm products, livestock, poultry. An events barn, a retail farm store, a tasting room, an agritourism operation and a commercial repair shop are not on it and are not covered, whatever the zoning says about agricultural land.

3. The county chooses whether to grant it, and in practice it is an application rather than a status.

That third point is the one nobody explains. One large Front Range county requires an approved exemption application, a site plan, and a notarized affidavit that gets recorded — so it attaches to the property and constrains what the building can be used for in future. That county also caps the structure at twice the principal building’s footprint or 5,000 square feet, whichever is greater; sets a 35-acre minimum for implement and machinery storage; explicitly excludes personal and vehicle storage and commercial uses; states that pole barns are not automatically exempt; and does not exempt electrical, plumbing or mechanical work.

Expect an application, an affidavit and a recorded document. Do not expect the exemption to be automatic.

And there are three different tests on the same building

This is the part worth writing down, because Colorado stacks them:

  • The building code exemption — the sole-purpose test above.
  • Zoning — which has no agricultural exemption in the county planning statutes. Setbacks, height, use classification, access permits, floodplain and geologic hazard overlays all still apply.
  • The wildfire code, inside the interface, which has its own separate agricultural test based on being 50 feet from habitable space.

Three tests, three different answers, on one building. Ask about each separately and do not let a “yes” on one be reported to you as a “yes” on all three.

One more thing: the number 35 appears in three unrelated Colorado rules meaning three different things — a subdivision threshold, a county’s implement-storage minimum, and the wildfire code’s single-residence parcel exemption. Do not let them run together in conversation.

Contractor Licensing: No State License, but the Building Size Picks Your Contractor

Colorado does not license general contractors at the state level. Electricians, plumbers, architects and engineers are state-licensed; builders are not.

Local licensing, on the other hand, is pervasive and tiered — and the tiers are sized by building, which is unusual and directly relevant to what you are buying.

The regional building department covering Colorado Springs and El Paso County runs a full class system. A 40×60 at 2,400 square feet fits one class. A 60×100 at 6,000 square feet still fits it. An 80×120 at 9,600 square feet does not — that requires a higher class of licensed contractor.

So the size of your building determines which license class your erector must hold. A crew perfectly qualified for your neighbor’s shop may not be licensed for yours. Denver runs its own system, requiring a contractor license backed by a personal supervisor certificate.

When you vet a contractor here, ask three things:

  • What license class do you hold, and does it cover a building this size in this jurisdiction? Get the answer against the specific dimensions.
  • Have you erected clear-span rigid frames, not just post-frame or stick construction?
  • What snow load have you built to at this elevation?

And get the certificate of insurance directly from the insurer.

Buying the building direct at wholesale and contracting the slab and the erector separately is how the numbers compare in your favor, and Colorado puts no state licensing barrier in front of it.

Climate, Insulation and Condensation

Colorado’s climate is dry, sunny and swings hard between day and night. That produces a condensation pattern different from the humid states.

The daily temperature swing is the mechanism. A steel roof radiates heat to a clear night sky and drops below the dew point of the air inside the building, and water forms on the underside of the panel even in a state nobody thinks of as humid. In a heated building, warm interior air against cold steel does the same thing from the other direction.

The answer is the same as everywhere: a vapor barrier facing the interior, continuous and correctly lapped, plus ventilation. Specify it at order time.

Insulation earns its keep in Colorado for both seasons and for the altitude. Solar gain at elevation is intense, winters are long above 7,000 feet, and heating a poorly insulated shop at altitude is expensive. See R-value options.

Colorado is a real barndominium market — acreage, high conventional construction costs, and a steel frame’s ability to carry the snow loads that make mountain building difficult.

Five things to settle early, in this order:

  1. The snow load at your elevation, before anything else. You will live under that roof for thirty winters.
  2. The soils investigation, before the foundation is designed. The disclosure statute does not protect an owner-builder.
  3. Water. This is Colorado-specific and it stops projects. Owning land does not mean owning the right to use water on it — Colorado runs a prior appropriation system, wells are permitted by the state, and some counties require proof of an adequate water supply as a mandatory document before a dwelling permit is issued. Settle the water question before you buy the land, not after you have a building on order.
  4. The wildfire code, if you are in the interface. A barndominium is habitable space and does not get the 50-foot accessory exemption.
  5. Financing and appraisal. Lenders treat steel-framed homes inconsistently and an appraiser needs comparable sales. Where barndominiums are common this is easy; where they are not, the appraisal is the long pole.

And a note on the sixteen no-building-department counties. Building there means no plan review and no certificate of occupancy, which causes no problem during construction and can cause a real one at closing, refinance or insurance underwriting. If that describes your county, keep the documentation trail as you go — stamped drawings, the soils report, concrete tickets, the anchor bolt plan, photographs of everything before it is covered, and the state electrical permit and inspection records, which you will have because the state required them. That electrical file is the most useful third-party documentation you will own on a building nobody inspected.

Popular Uses for Metal Buildings in Colorado

Ranch and agricultural buildings on the eastern plains. Equipment storage, hay barns and livestock shelter across the eastern two-thirds of the state, where the land is agricultural and the snow loads are moderate.

Mountain shops and garages. Snow-country buildings for equipment, vehicles and firewood, engineered for loads that would be extraordinary anywhere else in this series.

Stall barns and arenas. Colorado has a serious equine culture, and a covered arena at elevation is the difference between a riding season and a hobby.

Industrial warehouse space along the I-25 and I-70 corridors, where clear-span steel is the default for distribution.

Brewery, cannabis and light manufacturing space. Colorado’s craft brewing industry is one of the largest in the country and it needs exactly what this product does well — clear-span, high-bay, expandable.

Boat storage buildings and RV garages, around the reservoirs and in the mountain towns where an RV or a boat needs protection from a serious winter.

Recreation buildings — indoor courts, training space and community facilities, which earn their keep in a state where the outdoor season at elevation is short.

Do I need a permit for a metal building in Colorado?

It depends on the county, and you must ask two separate questions. Sixteen Colorado counties have no building department at all, but several of those still require a county land use or construction permit — Saguache requires one for any built structure regardless of size. And state electrical and plumbing permits apply even where there is no local building code. Ask: does the county have a building code, and does it require a land use or construction permit?

What snow load should my building be engineered for?

The one your county has adopted for your site’s elevation. Colorado publishes no statewide map. Published county criteria range from about 43 psf in Colorado Springs to 160 psf at 9,000 feet in Larimer County, and some counties publish no number at all and refer you to the engineering study. Get your exact elevation, call the county, and put the number on the purchase order in writing.

Does the wildfire code apply to my shop?

Possibly not. Colorado’s wildfire code exempts accessory and utility structures located 50 feet or more from occupiable or habitable space, and treats agricultural buildings the same way. A detached shop sited 50 feet from the house is very likely outside it. A barndominium is habitable space and is inside it.

Does Colorado law require a soils report?

No — and this is widely misstated. Are farm buildings exempt in Colorado?

Only buildings used for the sole purpose of sheltering agricultural implements, farm products, livestock or poultry — and mixed use breaks it. Counties administer it as an application with a notarized, recorded affidavit rather than as an automatic status, and one large county states plainly that pole barns are not automatically exempt. The exemption does not cover zoning, electrical, plumbing or mechanical.

Do I need a licensed contractor in Colorado?

There is no state general contractor license, but local licensing is pervasive and tiered by building size. In the Colorado Springs region a 2,400 or 6,000 square foot building fits one class while a 9,600 square foot building requires a higher one. Ask your contractor what class they hold and whether it covers your exact dimensions in your jurisdiction.

What does a 40×60 metal building cost in Colorado?

How long does a metal building take in Colorado?

Typically 12 to 22 weeks, with mountain projects at the long end. Fabrication is 6 to 12 weeks and erection is one to three weeks at this size, but the foundation is the variable: geotechnical work comes first, and the concrete season at elevation is short. Plan the soils investigation into the schedule at the start rather than discovering it.
