Beyond the building permit, two other approvals commonly apply: Critical Area review if any part of the property is within 1,000 feet of tidal water, and an erosion and sediment control plan if the work disturbs 5,000 square feet or 100 cubic yards of earth, which most metal building projects do.

What building code does Maryland use?

The Maryland Building Performance Standards, built from the 2021 IBC, IRC, IECC, IgCC and IEBC with state modifications, effective May 29, 2023, with local jurisdictions required to implement by May 29, 2024. Local jurisdictions may modify most of it to suit local conditions.

Can my county change the code?

Most of it, yes. Almost certainly, and which one depends on the project. Pole buildings are listed as home improvement work, so a contractor erecting one at an existing home generally needs a Maryland Home Improvement Commission license. New home construction is not covered by the MHIC license at all — that requires separate Home Builder Registration. Electrical, plumbing and HVAC trades are licensed separately in every case.

Get the ultimate design wind speed, exposure category, ground snow load and frost depth in writing before ordering, and make sure every quote you compare used the same values.
